HOW IT WORKS

Your Price. Our Terms. Here’s How.

Send the address, the asking price, and what the seller needs. We review the numbers and tell you whether we can work to that price with flexible terms.

You do not need to structure the deal first. Send the property.

A SIMPLE REVIEW PROCESS

Start With the Property. Then We Look at the Numbers.

We begin with the property, the seller’s price, and what the seller needs from the sale. Then we look at the existing financing, condition, timing, and whether a workable purchase structure may exist.

If the opportunity does not make sense, we will say so. If it does, we explain the structure clearly before anyone moves forward.

FROM PROPERTY TO CLOSING

Five Steps From First Look to Closing

The details may change from property to property, but the basic process stays simple.

1. Submit the Property

Send the address, asking price, and whatever property and seller information you already have.

2. We Review the Opportunity

We look at the property, condition, asking price, existing financing, seller needs, and overall numbers.

3. We Discuss the Structure

If the numbers look workable, we explain the price, cash at closing, payment timing, and payoff terms in plain English.

4. Contract and Title

If everyone agrees, the transaction moves through contract review, title work, and the normal closing process.

WHAT WE REVIEW

We Look at More Than the Asking Price

A flexible purchase only works when the property, financing, seller needs, and timing all fit together.

Property

Location, type, layout, parking, condition, occupancy, and overall fit.

Price

The seller’s asking price and how it compares with the property and transaction.

Existing Financing

Mortgage balance, monthly payment, rate if known, and any other liens.

Seller Needs

Cash needed at closing, desired timing, and what matters most to the seller.

KEEP IT SIMPLE

The Seller Only Needs to Understand the Numbers That Matter.

Flexible terms can sound complicated when they are explained with industry jargon. We do not need to do that.

For the seller, the important questions are straightforward: What is the purchase price? How much cash is received at closing? What payments are received over time? When is the remaining balance paid?

If those numbers work for the seller, the conversation can move forward. If they do not, there is no reason to force the transaction.

WHO WE WORK WITH

The Same Process. Different Questions.

For Real Estate Agents

You do not need to create the structure. Send the listing and seller information you have. If there is a workable path, you stay involved in the transaction and your commission is handled through your brokerage.

For Property Owners

You do not need to understand real estate finance. Tell us your price, how much cash you need at closing, and your timing. We will explain whether there is another option worth considering.
