INVESTMENT PARTNERSHIPS
We Buy Properties. Sometimes We Do It With a Partner.
Summit Harbor Capital buys homes and small multifamily properties in Central Florida. If you have money to put into a deal, or a property you want us to look at, we can work together on that one property.
We do not put your money into a big pool and go find deals later. We look at one property, agree on the numbers, and decide whether to do it together.
HOW WE THINK ABOUT PARTNERSHIPS
The Deal Comes First
We do not force every opportunity into the same box. Some deals need capital. Some need local sourcing. Some need operating experience. Some need a partner who can help structure the acquisition.
We start with the property and the economics. Then we decide whether a partnership makes sense and what each party should bring to the table.
WHO MAY BE A FIT
Different Partners Bring Different Value
Capital Partners
Investors who want exposure to residential opportunities without having to source and structure every deal themselves.
Deal Partners
Wholesalers, agents, and other deal sources who find opportunities that may need a different buyer or structure.
Operating Partners
Local professionals who bring management, renovation, leasing, or other execution strengths to a specific opportunity.
WHAT WE LOOK FOR
A Partnership Should Make the Deal Better
We are interested in partnerships where the roles are clear, the property fits the market, the numbers are understandable, and each side adds something useful to the opportunity.
Clear Roles
Everyone should know what they are responsible for before the deal moves forward.
Aligned Economics
The structure should give each party a reason to stay focused on the same outcome.
Local Fit
We focus on residential opportunities in Central Florida, where we understand the market and can evaluate the property directly.
Practical Execution
The deal should have a realistic path from acquisition through ownership, management, or exit.
HOW A CONVERSATION STARTS
Start With the Opportunity, Not a Pitch Deck
If you have a deal, capital, or a specific operating strength, start there. We can usually tell quickly whether there is enough alignment to keep talking.
1. Share the Opportunity
Tell us what you have, what role you want to play, and what you think makes the opportunity worth reviewing.
2. Review the Fit
We look at the property, economics, roles, timing, and whether the partnership adds real value to the deal.
3. Define the Structure
If there is a fit, we define the responsibilities, economics, decision-making, and next steps before moving forward.
THE RIGHT FIT MATTERS
Not Every Deal Needs a Partner
We are not looking to create a partnership around every property. Sometimes the best structure is simple ownership. Sometimes a joint venture makes sense. Sometimes the opportunity belongs with someone else.
The goal is not to force a relationship. The goal is to identify where the combination of capital, deal flow, and execution creates a stronger opportunity than either side would have alone.
HAVE A DEAL, CAPITAL, OR OPERATING STRENGTH?
Let's See Whether There Is a Fit
Send us the opportunity and tell us what you bring to the table. We will review the fit and let you know whether it makes sense to continue the conversation.
